Property Management

Efficient, professional "Hands On" Property Management has always been the cornerstone of Sherron Associates.

• We personally inspect every property at least once a month. We personally review every invoice to ensure money was not being wasted. This "hands on" management style has resulted in being able to control costs, maximize revenues, and get the best performance from managers and staff, all of which makes a big difference to the bottom line for every property managed by Sherron Associates.

• Glenn E. Springman left his law practice in Denver in 1999 to work with his father as a part owner of Sherron Associates. Glenn is now the President of Sherron Associates. Glenn brings new ideas, knowledge, procedure, and enthusiasm with him which will undoubtedly make Sherron's property management work even better.

• Sherron currently manages a real estate portfolio valued at $140 million with properties located throughout Washington, Texas, Colorado, and New Mexico. Multi-family (apartment complexes) properties are the primary assets, but Sherron also manages office buildings, self storage facilities, a strip mall, and a hotel. Sherron provides a range of services including on-site management, leasing, rehabilitation risk management, maintenance, and accounting.

  • Computer System: In 1999 Sherron converted its management systems to a state of the art computer system. Each site now has a computer which is integrated with the main computer system in the Bellevue office. Microsoft Office and Yardi are the main software products employed. This system has numerous advantages for saving time and labor, as well as increasing efficiencies and control.
  • Acquisitions: Sherron has developed a team of professionals who can take over management of a property and quickly turn the asset around. This approach is imperative in that most acquisitions of existing product have poor prior management which can be improved to increase the asset's value.
  • Dispositions: Sherron's management team is also skilled in helping to facilitate dispositions of properties to ensure smooth transitions to purchasers at such time that assets are sold.

Sherron Associates prides itself on being able to efficiently and professionaly manage properties throughout each assets cycle from purchase, to cash flow operation and appreciation, to disposition; all of which is key to successful real estate investment.
